§ 18.4. Area regulations.

  • Each lot shall have front, side and rear yard not less than the following depths or widths:

    Front yard\25 feet

    Side yards:

    (a)

    Side yard width (combined width of both side yards) ..... 10 feet

    With minimum of either side yard\5 feet

    (b)

    On corner lots the side yard on that side abutting the side street shall be not less than ten feet. However, this regulation shall not be interpreted as to reduce the building width after providing the interior side yard of a corner lot, existing before the adoption of this ordinance, to less than 24 feet.

    (c)

    Out buildings, such as sheds, garages, boathouses, workshops, etc., which are not attached to the main building, can be constructed with the side and rear walls having a minimum clearance of five feet from the side and rear property lines.

    (d)

    Maximum land coverage - buildings.

    Thirty-five percent, i.e., 65 percent of the total site must be kept free of structures, maximum land coverage-buildings, parking, drives and walks, 70 percent, i.e., 30 percent of the entire development site is to be green space, and a minimum 60 [percent] of that green space is to be continuous.

    Lot area per family. The minimum lot area requirements are as follows:
