§ 9.2. Off-street parking requirements.

  • Off-street automobile parking space shall be provided on any lot on which any of the following listed uses are hereafter established and in accordance with the schedule shown. When a use is increased in capacity by the addition of dwelling rooms, guest rooms, floor area or seats, the minimum off-street spaces shall be provided for such increase.

    9.201 Single-family dwelling 1 space per dwelling unit
    9.202 Two-family dwelling 2 spaces per dwelling unit
    9.203 Multi-family dwelling, apartments, town houses and condominiums 2.5 per dwelling and 1 additional space for each guest room
    9.204 Hotels and motels 1 space for each guest bedroom plus 1 additional space for each 4 employees
    9.205 Clinics 1 space for each 300 sq. ft. of gross floor area
    9.206 Clubs and lodges 1 space for each 100 sq. ft. of gross floor area
    9.207 Offices, business and professional 1 space for each 300 sq. ft. of gross floor area
    9.208 Hospitals 1 space for each 3 beds plus 1 space for each staff doctor plus 1 space for each 2 employees
    9.209 Nursing and convalescent homes and institutions for similar uses 1 space for each 8 beds
    9.210 Churches, temples and other places of worship 1 space for each 8 seats in the main auditorium of such place
    9.211 Schools, public and private:
    Elementary 2 spaces per classroom
    Junior high 3 spaces per classroom
    Senior high 6 spaces per classroom
    Colleges, universities, trade, industrial and business schools 6 spaces per classroom
    9.212 Restaurants, bars 1 space for each 200 sq. ft. of floor area for patron use, plus 1 space for each 4 employees
    9.213 Grocery stores, supermarkets 1 space for each 150 sq. ft. of gross floor area
    9.214 Libraries and museums 1 space for each 400 sq. ft. of floor area for public use
    9.215 Theaters, auditoriums, sport arenas, and places of public assembly 1 space for each 5 seats
    9.216 Funeral homes, mortuaries 8 spaces for each room used as a chapel or parlor
    9.217 Motor vehicle repair shop 1 space for each 200 sq. ft. of gross floor area
    9.218 Wholesale establishments and warehouses 1 space for each 5 employees or for each 3,000 sq. ft. of floor area, whichever is greater
    9.219 Industrial uses 1 space for each five employees plus 1 space for each vehicle used directly in the conduct of such industrial use
    9.220 Retail, personal service, and general business establishments excluding grocery, supermarkets 1 space for each 300 sq. ft. of gross floor area
    9.221 For uses not specifically listed above, the requirements listed below are applicable:
    Other retail and service establishments 1 space for each 300 sq. ft. of gross floor area unless otherwise specified in this ordinance
    Manufacturing and/or industrial uses 1 space for each five employees plus 1 space for each company vehicle
    9.222 If automobile off-street parking space cannot be reasonably provided on the same lot on which the principal use is conducted, required parking space may be provided on other off-street property if such space lies within 300 feet of the main building. Such parking space shall be established by a recorded covenant or agreement as parking space to be used in conjunction with the principal use and shall be reserved as such through an encumbrance on the title.
    9.223 Handicapped access parking regulations. Regulations and dimensions for handicapped parking spaces is taken from the Americans with Disabilities Act (Public Law 101-136). This act prohibits discrimination on the basis of disability in place of public accommodation and commercial facilities.
    9.224 Every parking lot serving a retail, commercial or industrial building shall have at least 1 handicapped accessible parking space for every 25 spaces. In excess of 25 spaces, the parking lot shall have an additional handicapped accessible space.
